cause of the location of the enterprise or its inherent nature
in the opinion of the Village Council can, will or does adversely
affect to a substantial degree the public health, safety or wel-
fare, or the adjacent property values, or the health, safety, or
welfare of persons residing, working or passing over or through
the area, a permit for such construction or use may in the dis-
cretion of the Village Council be withheld or denied.
Subdivision 2. Height, Yard, Lot Coverage, and Area and Design Regulations
a. Height Regulations No building shall hereafter be erected or
structurally altered to exceed twenty (207~feet or one and one-
half (1½) stories in height.
b. Front Yard Regulations There shall be a front yard having a
depth of not less than thirty (30) feet, except in built-up areas
in which case the council may permit setback in conformity with
existing set-backs.
c. Side Yard Regulations
~-la a B-1 Business District 10 feet side yard shall be re-
quired, except that the council may reduce or eliminate this
requirement for fire resistant buildings.
(2) Except that no building shall be located within twenty (20)
feet of any side lot line abutting a lot in any of the classes
of residential districts.
d. Rear Yard Regulations
(1) In a B-1 Business District no rear yards shall be required.
(2) Except that no building shall be located within forty (40)
feet of any rear lot line abutting a lot in any of the
classes of residential districts.
e. Lot Coverage Regulations Not more than sixty (60) percent of a

same and make its recommendations to the Village Council
which shall have the power to approve or disapprove the same.
(2) Additional area and design requirements may be imposed so as
to establish a Commercial Use District which will best serve
the general welfare and benefit of the entire Village.

amended by adding thereto the provisions of Section 23.1h, 23.165
as follows, to-wit:
